A selection of the homes we've built — some from our own plans, some designed from scratch for tricky lots and specific families. We respect the privacy of our clients, so we identify builds by neighborhood, not by family or address.

The Peyton at Aspen Ridge

The Aspen Ridge build was the first time we put the Peyton plan in the ground — and the first time we entered the Iowa City Home Builders Parade of Homes. It came home with runner-up honors.

This is a 5-bedroom, 3.5-bath craftsman ranch on a private Aspen Ridge lot, designed around an open main floor with finished walkout below.

A dramatically different space from the main floor. Floor-to-ceiling steel-wrapped fireplace with a horizontal linear gas insert. Why this one matters.

Parade of Homes recognition isn't about being the biggest or the most expensive. It's about execution — whether every detail in a home holds up to scrutiny from builders, designers, and buyers walking through with a critical eye for two weeks straight. The Aspen Ridge Peyton came in as runner-up against the entire field of corridor builders.

It's also a demonstration of what the Peyton plan can be at a high finish level with a fully finished lower. The plan itself is built to be modified — different exteriors, different square footage, different lower-level programs — but this build set the bar.

Cottage Reserve · Lake Macbride · Solon, IA · Completed 2022

Lakefront A-Frame at Cottage Reserve

A custom-designed lake house built on a steep Cottage Reserve lot facing Lake Macbride.

The defining feature is the rear elevation — a full-height A-frame gable wrapped in floor-to-ceiling glass that frames the lake from the great room, dining, and upstairs loft. Cathedral ceilings, a stone fireplace, and an open main floor are designed around the view. The screen porch and rear deck extend the living space straight out toward the water.

The lot dictated almost everything. The home is built into a slope with a walkout lower level, retaining walls, and a multi-level deck system that steps down toward the lake. The lower level finishes out as a second living area with two additional bedrooms, a full bath, and direct access to the yard.

This was the first of two custom homes we've built on Cottage Reserve. Designed by Prull Custom Design in collaboration with RK Development Group.

Modern Lakefront at Cottage Reserve

The second custom home we've built on Cottage Reserve, completed just three years after the first. Same street, completely different design.

This one is contemporary — Hardi lap and shake siding in a soft gray, black metal roof accents, stone veneer at the base, black metal railings. The roof line is intentionally restrained against the lake background, with cedar shake siding and vaulted ceilings inside that open the main floor to the view.

The site work is what defines this build. The lot sits on a steep grade with the road well above the home — which meant retaining walls, fill dirt, a heated driveway running down from the street, and a basement-level parking pad cut into the hillside. Custom from the ground up, designed by Arnest Architecture specifically for this lot.

Inside: a vaulted great room with woodburning fireplace, dedicated study with a separate gas fireplace, primary suite with a zero-entry shower and freestanding tub, covered deck with screens, and a finished walkout lower level with wet bar, second bedroom suite, and rec room.

Two electric vehicle outlets in the garage. Heated driveway. Zero-entry showers. This is a home designed for how the clients actually want to live.

Pine Hill Estates · Coralville, IA · Completed 2025

Custom Modern in Pine Hill Estates

4 bed · 3 bath · ~2,554 sq ft finished + unfinished walk-out lower · 2-car garage · custom-designed

A two-story contemporary built from scratch for a sloped lot in Pine Hill Estates Eighth Addition.

This is the most architecturally modern home in our portfolio — flat-pitched roofs at varying heights, vertical massing, clean lines, and a stepped foundation built into the grade. The exterior reads as genuinely contemporary, not modern-farmhouse-pretending-to-be-modern. That style is rare in the corridor; almost no production builder will take it on.

The plan was custom-drawn specifically for this lot and this family. Main floor delivers an open living/dining/kitchen with a single main-floor bedroom and full bath — designed to function as a guest suite or single-level living option. The upper floor adds the primary suite with vaulted ceiling, two additional bedrooms, a full bath, and a finished bonus space. The unfinished walk-out lower level is roughed for future bath, rec room, and additional bedrooms — the family can finish out as they need it.

The lot is the story. The home is stepped into the slope with foundation transitions, a daylight rear elevation, and a covered wood deck stepped above the lower level. Every dimension of the design is shaped by the site.

This is the third home we've built in Pine Hill Estates — alongside two custom Yorkshire variations elsewhere in the neighborhood. Three families, three completely different homes, one neighborhood.

Rural Tiffin, IA · Completed 2023

Custom Shop House

3 bed · 2 bath · 1,512 sq ft living · 3-car heated shop · post-frame construction

A custom shop house built on rural acreage outside Tiffin — a post-frame structure that combines a fully finished home with a heated, professional-grade shop under one roof.

The home side delivers 1,512 sq ft of finished living: open kitchen, living, and dining; three bedrooms; two full baths; mudroom and utility. The shop side is a 3-car heated shop with concrete floor, fully insulated and finished for year-round use. Connected interior access between the two.

Post-frame construction (sometimes called "barndominium") opens up architectural possibilities that traditional stick-framing can't easily match — wider open spans, simpler roof structures, and significantly faster build times. For the right family on the right lot, it's an underrated option.

This build proves we can take on shop-house and barndominium projects. If you've got rural acreage and want a home with serious shop space, this is the kind of project we know how to deliver.

Yorkshire Builds Across the Corridor

Craftsman walkout ranch · built four times · 2018–2025

The Yorkshire is our most-built plan — four homes across Yorkshire Street, Green Oak Pass, and twice in Pine Hill Estates. Each build has been different: 4-bedroom and 5-bedroom configurations, walkout and daylight and full basements, integrated home woodworking shops, screened porches, and four-seasons rooms.
