Craftsman ranch · 4–5 bed · ~1,774–1,908 sq ft main · finished lower level optional · 3-car garage
From the mid-$600s
Named after Craig's daughter — and built for families who want everything they need on a single level, with finished lower-level space for everything else.
The Peyton is a craftsman ranch with a wide front elevation, cathedral-ceiling great room, and a layout that puts the primary suite and main living space on one side, with secondary bedrooms or a den on the other. The kitchen opens to the great room and a screened porch off the rear; the primary suite has a walk-in closet and en-suite bath. The optional finished lower level adds a rec room, fourth and fifth bedrooms, a full bath, and unfinished workshop or storage space — your call on how much to finish.
The first Peyton build went up in Aspen Ridge — featuring a 12-foot light stone fireplace, custom black metal railing, Cambria quartz counters, Korlok LVP flooring, and a fully finished lower level with steel-wrapped fireplace, in-wall theater sound system, and brick wet bar. Runner-up, 2018 Iowa City Home Builders Parade of Homes.
Like all our plans, the Peyton is a starting point. Build it as drawn, or modify everything — exterior style, square footage, bedroom count, lower-level finish, garage size, porch configuration.
Built in: Aspen Ridge, North Liberty.
Craftsman walkout ranch · 4–5 bed · ~2,856 sq ft · 3-car garage
From the mid-$600s
Our most-built plan, and the one that proves the build-to-suit model better than anything else in our portfolio. Four families have built the Yorkshire across the corridor — and no two of them are the same.
The base plan is a craftsman walkout ranch with an open main floor, primary suite on one wing, two additional bedrooms or office space on the other, and a finished walkout lower level adding two more bedrooms, a family room, and unfinished workshop/storage. 4-bedroom and 5-bedroom configurations both work.
Across the four Yorkshire builds, we've delivered: walkout, daylight, and full basements; integrated home woodworking shops; screened porches; four-seasons rooms; expanded decks; and finish levels ranging from traditional craftsman to modern farmhouse. Same plan, four very different homes.
Built in: Yorkshire Street, Green Oak Pass, and twice in Pine Hill Estates.
Plans we've drawn and refined, ready to take into permitting. Each one was created for a specific lot and program, and each can be modified to fit your lot, your budget, and your needs. Starting here saves you four to eight weeks of design work compared to starting from scratch.
Modern farmhouse · 4 bed · 3+ bath · Designed for narrow infill lots
A modern farmhouse drawn for a 42-foot-wide lot in Coralville Heights — a footprint most builders said was too narrow to build a home buyers would want. The William fits, and delivers a 4-bedroom layout with the proportions and detail level you'd expect on a wider lot.
Vertical massing makes the most of a narrow site. A front-loaded covered porch reads as traditional farmhouse, but the interior layout is fully modern — open kitchen and living, dedicated mudroom, primary suite with walk-in closet, three additional bedrooms upstairs.
Ready to build with modifications for your specific lot and program.
Modern farmhouse / craftsman two-story · 4–5 bed · 3.5 bath · ~5,344 finished sq ft · 3-car garage · bonus room · finished walkout
From the low $1Ms
The largest plan in our lineup, and the most architecturally detailed.
A two-story modern farmhouse with mixed exterior materials — board-and-batten siding, cultured stone veneer, cedar bracket detailing, a standing-seam metal roof on accent gables, and an eyebrow detail over the front porch. The base plan delivers a main-floor primary suite with vaulted ceiling, a dedicated office, a great room with cathedral ceiling, a substantial kitchen with walk-in pantry, and dual covered porches front and rear.
The second floor adds three more bedrooms, a full bath, and a bonus room over the garage that can finish as a fifth bedroom, media room, or home gym. The finished walkout lower level includes a family room with full wet bar, an additional bedroom and bath, and unfinished storage.
For buyers who want a substantial primary residence with room to grow. Modify the layout, simplify the exterior, finish the lower level the way you want, or scale the program to fit your lot.

We work with local Iowa designers to build from their plan libraries — including catalog plans, magazine plans, online plan services, and family-favorite designs we've adapted for past clients. If you've seen a home you love, send us the plan and we'll work from there.
This route is faster than starting from scratch and gives you more options than our in-house plans alone. Every catalog plan can be modified to fit your lot and your needs.
If none of the plans above fit your lot or your vision, we'll design from zero.
Our portfolio includes custom-drawn homes ranging from a contemporary modern in Pine Hill Estates to two lakefront builds at Cottage Reserve to a post-frame shop house outside Tiffin. Every one of them started with a blank sheet and a conversation.
