Why people build in North Liberty
North Liberty has been one of Iowa's fastest-growing communities for a decade. The reasons are simple: easy access to both Iowa City and Cedar Rapids, two strong school district options, and a town that's grown without losing the small-community feel. For families building custom homes here, the appeal usually comes down to commute, schools, and the kind of neighborhoods you actually want to raise kids in.
Lot prices in North Liberty currently run roughly $89,000 on the lower end up to $250,000 for premium lots in newer or more amenitized subdivisions. The range matters because it gives you real flexibility — you can build at a wide variety of price points depending on which subdivision and which lot.
Subdivisions where we build
Aspen Ridge. Our first major build — the Peyton plan, a 5-bedroom, 3.5-bath craftsman ranch with a finished walkout below. The home was recognized as runner-up in the 2018 Iowa City Home Builders Parade of Homes. Aspen Ridge sits on the east side of North Liberty with mature tree cover and private lots.
Green Belt Trail. A newer subdivision right by Liberty High School, with multiple phases still being developed and lots still available to build on. We've built the Yorkshire here. The location is hard to beat for families with high-school-age kids — you can walk to school.
School district options
North Liberty is split across two school districts, and the line matters depending on which neighborhood you're in. Most of North Liberty is in the Iowa City Community School District (ICCSD), which means high school at Liberty High. Some western and northern parts of the city fall into the Clear Creek Amana (CCA) district. We can help you understand which district a specific lot falls into — important if school choice is a factor in where you build.
Finding a lot is part of what we do
Most builders won't help you find a lot. They wait for you to bring one.
